1.信用風險(credit risk):信用評分很好的指標，信用評分除了是決定個人申請貸款會不會過的關鍵條件，它也直接影響了貸款利率，評分越好，代表違約風險低，利率較低。
2.變現力風險(liquidity risk):如果有抵押品，變現力風險會降低，你的貸款成本較少。

二. 職業
1.醫生、律師、會計師、精算師等:銀行最愛的客戶，收入高，還款能力強，通常貸款額度高，且這類職業的人通常德高望重，所以很重視名譽，不太會違約，因此他們的貸款利率會是最低的，在3%左右。
2.老師、公職人員: 工作、收入穩定，個性通常較保守，通常貸款利率也滿低的，在3~5%左右。
3.一般公司職員:一般職員就會依據年資、薪水、公司等等判定，如果是社會新鮮人，貸款利率可能就會較高，一般基層員工的利率通常都會高於5%。

三. 公司
1.公司有無上市上櫃、資本額多少，都會影響貸款利率，如果是大企業的員工，有些銀行會提供較優惠的選擇方案，如果只是一般小公司的職員，年資又低，貸款利率可能會是最差的。
2.有公司代表有薪水轉帳，如果是自己做生意，收入不穩定的工作，或是某些職業沒有薪水轉帳，風險比較難掌握，因此沒有薪水轉帳的人利率可能會較高。

四. 個人條件
1.年齡:30-50歲可能是最適年齡，太年輕或太老都不適合。
2.收入/婚姻:收入越高越好，有婚姻關係通常經濟實力會較穩定。
3.年資:當然工作越久越穩定越好。
4.其他:學歷、人格特質等等。

五. 央行政策

銀行之所以借錢給貸款人是為了賺錢，換句話說，貸款利率不可能永遠固定，如果央行升息，代表把錢存在銀行可以賺回比較多錢，儲蓄率會增加，所以如果銀行用同樣的利息借錢給你，不如把錢存在銀行，因此央行升息，貸款利息就會增加，貸款條件也會較嚴格，相反的，央行降息，利率會下降。

六. 借款金額、借款期間

借款金額小等於銀行單位成本較高(因為在同樣的程序下，只借出一些錢)，所以利率會較高，借款期間越常代表銀行受到利率波動的影響比較小，所以利率會較低。

1. 薪資證明
在辦理貸款時，銀行認定薪資轉帳者的信用評分較高，所以建議領現金的朋友，可以請公司以薪資轉帳的方式發薪，且至少要有三個月的發薪記錄，才能提高您的信用評分。
2. 在職證明
銀行的信用評分多以出示勞保卡所給的分數較高，不過投保單位必需是公司投保才有用。若您的投保單位是公會組織或是公司沒為您投保的話，建議可以改開立在職證明。
3. 按時還款
按時還款是最基本條件，若發現逾期，最好是「全額還款」，若因為特殊原因造成暫時無法還款的話，可以先與銀行人員溝通逾期問題，並申請延長「寬限期」，一旦過了寬限期，每月除了利息外，還要開始攤還本金。

七. 資料齊全
仔細看好申請貸款所需的各項資料，身分證、收入證、財力證明、在職證明是必備的，也可表明自己借錢的用途，只要有利的資料都一次準備齊全。

Ø 不過，若信用條件不好，有什麼辦法？
1. 代辦公司

若不需要馬上借款，應該審視自己的不良信用是怎麼來的之後，盡可能地去提高信用額度。例如忘記繳費，而導致信用額度下降，又或是申請頻率過高，提高自己的信用額度，之後借款才能借到比較高的額度。

1. 繳款日期統一
2. 降低月付金及利率
3. 不影響信用評分
